How pricing works

What moves the number, and when you see it

We don't print a price list, because two villas with the same bedroom count can need very different visits. We tell you what we need to know and give you the number in writing.

  • What moves the number

Four things change the price most.

    • Bedrooms, baths and beds

    • The gap between checkout and check-in

    • Pool deck, lanai and game room

    • Laundry: swap, wash, or none

  • What a quote covers, and what it leaves out

It covers a turnover as listed on the turnover page, a photo report and the crew's time. It leaves out repairs, pool water, restocking you have not stocked and anything above a stepladder.

  • The walk-through

We start with a call or a video tour of the villa and your calendar link. If you are not here, a photo walk-through works.

  • Late checkouts and same-day turns

Tell us when a guest runs late. We adjust the crew and tell you what it changes before we start; a short gap can need an extra person.

  • How you pay

You get a written quote first, an invoice by email after each visit or each month, and we say how to dispute a line before it is due.

  • When you get the number

In writing before we clean for the first time. If the villa differs from the photos you sent, we tell you before anything is billed.

A worked example

A walk-through, not a figure

Here are the five questions we ask about a typical villa. Your answers set the number.

  1. 01

Step 1: How big is it?

Five bedrooms, four baths, a loft sofa bed and a game room.

  2. 02

Step 2: How tight is the gap?

    Checkout at 10 a.m. Saturday, check-in at 4 p.m. the same day.

  3. 03

    Step 3: What is outside?

A screened lanai, pool deck and a grill.

  4. 04

    Step 4: What about linens?

Spare sets on site; we swap and take the used ones to wash.

  5. 05

Step 5: How do guests book?

Airbnb and Vrbo; we read checkouts from the calendar link.

Questions about the quote

Is the first visit different?

The first clean of a villa takes longer, since we learn where everything lives. We say so in the quote.

Can I pay by the month?

Yes. A monthly invoice for the turnovers in that month is the usual way. We confirm the terms in writing.

What if I cancel?

The policies page has the terms for cancelling and for a code that doesn't work.

Start with a walk-through

Send your bedroom count, your usual gap and a calendar link. We text back a plan and a written quote.
